Dieppe set new construction record of $182M in 2023

Dieppe's building boom created 926 housing units in 2023, an increase of 208 units or 29 per cent over the previous year

The City of Dieppe said Friday it set a new construction record in 2023 with a total of 571 building permits representing investments worth $182.35 million, surpassing the previous record of $119.4 million set in 2022.

“This good news will allow us to better deal with the housing shortage,” Mayor Yvon Lapierre said in a news release Friday. Lapierre said Dieppe recently made the Globe and Mail’s list of the top 100 most livable cities in Canada. “Dieppe continues to strengthen its position as a great place to live, work and raise a family, and this is happening thanks to dynamic residential, commercial and industrial construction.”

The city said it authorized 144 permits for commercial, industrial and institutional projects worth approximately $57.4 million in 2023, plus 427 permits for residential projects worth $124.9 million.

The building boom created 926 housing units in 2023, which also set a new annual record for the municipality and represents an increase of 208 units or 29 per cent over the previous year. Multi-unit buildings added 519 units to the city’s housing stock. Townhouse construction was also up, with 274 new units. There were also increases in the number of single-family homes (43), two-family homes (72) and mini-homes (12) compared to last year, the city said.

Last week, the city announced federal and provincial funding toward a $43-million extension of Dieppe Boulevard, which is expected to take several years and inspire hundreds of millions in future investments in homes, businesses, schools and recreational services.

“With the recent announcement of the Dieppe Boulevard extension, the municipality continues to be in a position to support the significant growth of our population,” Alexandre Girard, director of plannng and development, said in the news release. “A recent study indicates that Dieppe will need 3,500 to 4,400 new housing units by 2033 to meet demand. Last year’s results show that we are well on the way to reaching that number. We continue to work to promote the construction of affordable housing and to take targeted, concrete and effective steps that will enable us to continue to have a positive impact on the housing market.”

The city said the biggest permit was over $18 million for a new 126-unit apartment building at 250 Acadie Avenue, which is scheduled to begin in the spring of 2024.

The city issued a $15-million permit for a new Atlantic Superstore and strip mall at 530-570 Dieppe Boulevard, which includes a new Shoppers Drug Mart.

Major construction projects in Dieppe:

• 250 Acadie Avenue: $18 million building permit for a new 126-unit apartment building, which is scheduled to begin in the spring of 2024.

• 530-570 Dieppe Boulevard: $15-million building permit for a new Atlantic Superstore and strip mall at 530-570 Dieppe Boulevard, which includes a new Shoppers Drug Mart.

• 250 Lorette St.: $9 million building permit for a 67-unit apartment building.

• 75 Melanie St.: $8.7 million permit for a 48-unit apartment building.

• 339 Champlain St.: $8.5 million for a six-storey building with commercial space on ground floor and 48 housing units on the upper floors, with underground parking.

• 100 Sorbonne St.: $7.5 million permit for a four-storey, 71-unit apartment building with underground parking.

• 544 Gauvin Road: $7.5 million permit for a four-storey, 39-unit apartment building with underground parking.

• 1542 Champlain St.: $7.2 million permit for a four-storey, 52-unit apartment building.

• 1400 Hartnett St.: $6 million permit to Eddy Group for showrooms, office and warehouse.

• 1205 Aviation Ave.: $4.5 million permit to Emco for industrial building, office, warehouse.

• 1085 Aviation Ave.: $3.3 million permit for CE3 Electronics warehouse.

• 1350 Aviation Ave.: $3.4 million permit for Black & McDonald office and warehouse.

• 665 Champlain St.: $2.4 million permit for new health clinic.

• 50 Rufin St.: $2 million permit for new strip mall (Global Pet Foods).

• 279 Lafayette St.: $2 million permit for $16 unit apartment building.
